Former shops, warehouses, garages and artisan workshops are transformed into lofts, studios, micro-residences. It is a concrete response to the density of cities and the need for a new balance between living, working and living. <\/p> \n <p data-start=\"1093\" data-end=\"1441\"> But the real driving force of this phenomenon is not just economic: it is planning. <br data-start=\"1170\" data-end=\"1173\" \/> The <strong data-start=\"1176\" data-end=\"1192\"> change of use <\/strong> is not limited to modifying functions, but requires a sensitive reading of the context, proportions, light, pre-existences. Feasibility does not only depend on building regulations, but on the <strong data-start=\"1613\" data-end=\"1648\"> overall design of the city <\/strong> . <\/p> \n <p data-start=\"1653\" data-end=\"2069\"> The change of use thus becomes a tool of <strong data-start=\"1699\" data-end=\"1723\"> urban regeneration <\/strong>: a way to restore life to underused volumes and to reduce land consumption. <br data-start=\"1812\" data-end=\"1815\" \/> For this reason, many Italian municipalities are updating their urban plans with a view to &#8220;adaptive reuse&#8221;, simplifying procedures and encouraging the conversion of production or commercial spaces into residences, professional studios or micro-housing. <\/p> \n <p data-start=\"2071\" data-end=\"2360\"> Today, the change of use is no longer an exception, but a form of <strong data-start=\"2131\" data-end=\"2155\"> conscious project <\/strong>: it requires the ability to read the legislation, but above alltask of <strong data-start=\"2218\" data-end=\"2269\"> translating the constraints into architectural language <\/strong> . It is here that the designer becomes a mediator between norm and space, between function and identity. <\/p> \n <h2 data-start=\"355\" data-end=\"428\"> <strong data-start=\"358\" data-end=\"428\"> When is it possible to transform a commercial space into a home <\/strong> <\/h2> \n <p data-start=\"430\" data-end=\"683\"> Transforming a commercial space into a home is one of the most complex and stimulating challenges of contemporary design. <br data-start=\"550\" data-end=\"553\" \/> It is not enough to imagine a new use: we need to check whether <strong data-start=\"608\" data-end=\"659\"> the structure, context and local legislation <\/strong> make it possible. <\/p> \n <p data-start=\"685\" data-end=\"1029\"> The first condition concerns <strong data-start=\"717\" data-end=\"746\"> urban planning compatibility <\/strong>. Each Municipality defines in its Technical Implementation Regulations (NTA) the functions permitted for a homogeneous area. If the Town Plan or PGT allows residential use, the change can take place \u0097 otherwise an urban planning variation or specific authorization will be necessary. <\/p> \n <p data-start=\"1031\" data-end=\"1319\"> Then there is the technical question, which for a designer means <strong data-start=\"1094\" data-end=\"1138\"> restoring living dignity to the space <\/strong>. <br data-start=\"1139\" data-end=\"1142\" \/> A former shop or warehouse is not created to host people, but to guarantee accessibility and visibility. Converting it into a home therefore requires a profound intervention on three levels: <\/p> \n <ol data-start=\"1321\" data-end=\"2296\"> \n <li data-start=\"1321\" data-end=\"1690\"> \n <p data-start=\"1324\" data-end=\"1690\"> <strong data-start=\"1324\" data-end=\"1347\"> Environmental comfort. <\/strong> <br data-start=\"1347\" data-end=\"1350\" \/> Height requirements (generally not less than 2.70 m), natural lighting and ventilation must comply with the Ministerial Decree. 5 July 1975, which establishes the minimum hygienic-sanitary parameters. New technologies &#8211; radiant panels, high-performance fixtures, heat pumps &#8211; make it possible to respect sustainability criteria without distorting the existing building. <\/p> \n <\/li> \n <li data-start=\"2015\" data-end=\"2296\"> \n <p data-start=\"2018\" data-end=\"2296\"> <strong data-start=\"2018\" data-end=\"2046\"> Accessibility and privacy. <\/strong> <br data-start=\"2046\" data-end=\"2049\" \/> A room on street level must be rethought to guarantee safety, visual comfort and detachment from the urban environment. Here architecture comes into play: screens, entrance gardens, material or micro-short filters become compositional tools. <\/p> \n <\/li> \n <\/ol> \n <p data-start=\"2298\" data-end=\"2598\"> Many recent projects demonstrate how a former commercial space can become <strong data-start=\"2378\" data-end=\"2402\"> an urban micro loft <\/strong> of great architectural value.
