Its identity does not depend on a generic “trowelled effect”: it comes from the combination of a specific lime, manual application, compaction and polishing with a smooth stone, and a final soap treatment. In contemporary interiors, it can be used on walls, curved volumes and certain wet areas, but it must be specified carefully: surface water repellency and building waterproofing are not the same thing, especially in showers and areas exposed to constant water.

What is tadelakt and where does it come from?

Describing tadelakt simply as “Moroccan plaster” is correct, but incomplete. Research published in 2018 and indexed by the CNR identifies it specifically as a traditional plaster from Marrakech, historically made with a particular hydraulic lime produced around the city. The study also highlights that traditional lime does not behave like an ordinary binder to which sand is simply added: the mineralogical characteristics of the raw material and the firing process directly contribute to the composition of the finished material.

The historical depth of the technique is also documented by the Fondation de la Mosquée Hassan II in Casablanca, which records the presence of tadelakt in monuments dating back to the eleventh century. The same source describes the use of lime, preparation of the substrate, polishing with a galet, or smooth stone, and treatment with savon noir.

It is therefore useful to distinguish original Moroccan tadelakt from the many contemporary formulations that reproduce its process or appearance. Products sold today under this name may contain quartz sand, marble powder, clay or other components alongside hydraulic lime, depending on the formulation. This does not necessarily make them inferior, but it means that “tadelakt” can refer both to a traditional technique and to modern systems inspired by that technique, with performance and application cycles that must be checked product by product.

How tadelakt is made: lime, stone and soap

Traditional application requires a substrate that is compact but sufficiently rough and absorbent. The Fondation de la Mosquée Hassan II describes a lime-and-sand mortar preparation, while contemporary systems use different build-ups depending on whether the finish is applied over mineral plaster, concrete, boards or other substrates. There is therefore no single base layer suitable for every project.

Once applied, the material is progressively tightened and compacted. The smooth stone used during setting compresses the surface and helps create the visual density that distinguishes tadelakt from an ordinary decorative paint. The polishing movements remain partially visible and produce subtle clouding, tonal differences and a sheen that is never perfectly uniform.

This is followed by a soap treatment traditionally associated with olive oil. The fatty acids react with the lime still present in the surface, forming poorly soluble calcium soaps that increase water repellency. The process is therefore not simply a matter of applying a transparent protective coating over the plaster: the protection is linked to the reaction between the soap and the lime-based material.

This also explains why the applicator’s skill has such a strong influence on the final result. Pressure, the timing of polishing, substrate absorption, humidity and setting times all directly affect the finished surface.

Why genuine tadelakt is not just a generic trowelled effect

A slightly cloudy, polished wall does not automatically become tadelakt.

Venetian plaster, marmorino, lime paints, microcement and decorative coatings can all produce continuous surfaces with similar tonal variations, but their materials, binders, thicknesses, application methods and performance are different.

Authentic tadelakt is defined above all by its process: lime, compaction, polishing and soap treatment form part of the same application. In modern products, the cycle may be adapted, but visually imitating the marks left by stone polishing through resin or decorative paint produces a different finish.

Its appearance should also be considered carefully. Tadelakt was never intended to produce an industrially identical surface from one square metre to another: small differences, movement and variation are part of the manual process.

Texture and colour: tadelakt does not have to be beige

The most familiar contemporary interpretation uses ivory, sand, terracotta and mineral tones. These colours work naturally with the material, but they do not form a compulsory palette.

Contemporary tadelakt can be pigmented in many different shades. Kreidezeit, for example, allows its system to be coloured with mineral pigments within percentages specified in the technical documentation. Polishing also produces a subtle clouded effect, meaning that the same colour acquires different depths depending on the pressure applied, the light and the absorption of the substrate.

A recent project demonstrates how broad this language can be. Villa Elfida, completed in Morocco in 2025 by CD Architectes and published in 2026, combines tadelakt with marble, carved cedar, zellige, leather and Corten steel. Here, the finish echoes the earthy tones of the landscape rather than being used as a superficial Moroccan decorative reference.

Tadelakt in bathrooms and showers: is it really waterproof?

This is the point that requires the greatest precision.

Historically, tadelakt has been used in hammams, cisterns, fountains and spaces exposed to water. It would therefore be incorrect to claim that it cannot be used in wet areas. At the same time, it would be equally misleading to assume that any product called tadelakt automatically replaces a modern waterproofing system.

Contemporary specifications vary from system to system. Kreidezeit describes its Tadelakt as water-resistant and water-repellent after soap treatment, but specifies that it is not completely waterproof and does not recommend that particular product for showers, washbasins or baths subject to prolonged wetting.

Other systems are specifically designed for shower walls. Earth Layers, in technical documentation updated in July 2026, makes a fundamental distinction: tadelakt sheds water and can work in showers when correctly designed, but it does not replace tanking, meaning the waterproof layer installed behind the finish. Falls, drains, membranes, joints and substrates remain part of the technical design of the wet area.

The correct question is therefore not “can tadelakt be used in a shower?”, but “is this specific tadelakt system certified or declared by the manufacturer as suitable for this particular shower, and with which build-up?”

That distinction can prevent many problems.

In the kitchen, grease and acids require caution

The kitchen exposes surfaces to different stresses from the bathroom.

A wall positioned away from the hob and sink can use tadelakt much like any other decorative mineral finish. The situation changes with splashbacks, worktops and areas exposed to grease, wine, lemon, vinegar and aggressive cleaning products.

Kreidezeit specifies that its tadelakt is not grease-resistant and that soap treatment alone does not provide sufficient protection when used as a splashback behind worktops or cooking areas. For those conditions, its documentation recommends additional protection or physical solutions such as glass panels.

Acids can also damage lime-and-soap treatments. Choosing tadelakt in a kitchen simply because it creates a seamless surface therefore makes little sense without considering how and where the surface will actually be used.

Walls, curved volumes and contemporary interiors

The simplest use remains on internal walls that are not directly exposed to water.

Here, the finish can fully express its material qualities: absence of joints, chromatic continuity, subtle variation and the ability to follow surfaces that are not perfectly orthogonal.

The Darling Point Apartment by Studio ZAWA, published by ArchDaily in 2025, uses traditional tadelakt in the bathrooms while the rest of the apartment combines microcement, Tasmanian oak and matt materials. The project is particularly interesting because it does not attempt to create a “Moroccan” interior: tadelakt is treated as a tactile material finish within a highly controlled contemporary language.

It can also work outside the bathroom. In the Soho Art Loft by Fuller/Overby Architecture and Diane Lewis Architecture, tadelakt walls are combined with waxed timber, light and large surfaces dedicated to displaying art.

Advantages and limitations to consider before choosing tadelakt

The first clear advantage is the continuity of the surface. The absence of joints allows walls, niches and curves to be read as a single volume and makes the material particularly effective in small bathrooms or interiors characterised by bespoke architectural elements.

The second concerns visual depth. Colour does not appear as a perfectly uniform layer: polishing and compaction produce variations that change with the lighting.

The same handcrafted process, however, introduces limitations. Tadelakt is not a finish designed to achieve industrial uniformity, requires correctly prepared substrates and can be sensitive to chemicals, acids, grease and incorrect maintenance. Some formulations are not suitable for floors or continuous immersion, and manufacturer specifications should always take precedence over generalisations.

How to clean and maintain tadelakt

Maintenance must follow the requirements of the specific system applied.

For Kreidezeit surfaces, for example, the recommended cleaning methods include water, compatible soaps and soft sponges, while aggressive household detergents, acidic products, abrasives and cloths that may damage the surface should be avoided. The same documentation recommends removing water droplets to reduce limescale deposits.

In areas exposed to splashes, the same manufacturer recommends reapplying soap approximately every one to two months, depending on use. This is not a universal maintenance interval for all tadelakt systems: other products may require different cycles. Maintenance instructions should therefore always be supplied together with the technical documentation for the chosen system.

Another often overlooked requirement is the ability of the surface to dry. Kreidezeit specifies that tadelakt should be able to dry completely at least once a day: a permanently damp substrate can encourage staining, dull patches and other surface problems.

How much does tadelakt cost in 2026?

There is no official national price per square metre. Cost is determined mainly by specialist labour, substrate preparation, project size and geometric complexity.

As a reference for the Italian market in 2026, publicly available quotations from specialist contractors generally place handcrafted application on simple walls from around €120–150/m², while for traditional tadelakt applied by experienced specialists it is reasonable to allow approximately €150–300/m². Washbasins, baths, niches, ceilings, numerous curves or small but complex projects can reach around €300–350/m² or more. Available estimates for the Italian market converge on one main point: the material itself usually represents a much smaller part of the total cost than the artisan’s time.

This range is also consistent with French market data published specifically for 2026, which places handcrafted tadelakt made with Marrakech lime at around €150–300/m² supplied and installed. These figures are indicative rather than a fixed tariff: a reliable quotation always requires an assessment of the substrate and the geometry of the surfaces.

For this reason, comparing only the price of a bag of material is misleading. Some ready-made products cost only a few tens of euros per square metre, but the final result depends to a much greater extent on preparation, application time, polishing and finishing.

Tadelakt, marmorino and microcement are not interchangeable

Marmorino also belongs to the family of lime-based mineral finishes and can produce smooth or polished surfaces, but it has its own history, composition and application techniques.

Microcement, by contrast, is a contemporary category of seamless coatings. Formulations and performance vary considerably between manufacturers and may include cementitious binders, polymers and sealers. It is generally selected where continuous surfaces are required with technical systems designed for floors or areas subject to greater wear.

A paint or plaster with a “tadelakt effect” can recreate the appearance without reproducing either the original material or the technique. This is not necessarily a poor choice, provided it is described accurately.

Why specialist application matters more than the material itself

Tadelakt is one of the finishes where the difference between a sample and the completed wall depends most heavily on the skill of the applicator.

Kreidezeit explicitly describes it as a highly demanding craft technique and links the achievement of the correct surface to the experience of the installer. Living by Corriere della Sera likewise recommends entrusting the application to an experienced craftsperson because of the precise sequence of operations involved.

For a contemporary project, it is therefore advisable to request samples made by the actual applicator who will carry out the work, check the substrate, define the wet-area build-up in advance and agree on colour, degree of polish, corners, niches and junctions.

This is where tadelakt retains its identity instead of becoming a simple decorative effect. Its quality comes from the material and the way it is worked, not from its ability to imitate a photograph of a riad. In contemporary interiors, it works particularly well when that continuity is used with precision: a correctly designed shower, a curved wall, a monochromatic bathroom or a single architectural volume can be enough. The rest can remain timber, stone, ceramics, metal or paint.
